What You Can Buy in July: 21 Days & Counting

The dog days of summer are here. But that doesn’t mean there’s nothing on the market in San Francisco. In fact, this is a great time to score a deal, while many buyers are on vacation.

I combed through all the properties that have been on the market for 21 days or more, and have selected my picks for very cool homes that are absolutely worth a look.

24 Fair
Bernal Heights

Days on Market (DOM): 168
2BR/2.5BA, 2 parking
List price: $1,599,000

This recently renovated home at 24 Fair hit the market for $1,850,000. For a home with only two bedrooms (both of which are on different levels), that was a very ambitious price. But the sellers just reduced the list price to a more palatable $1,599,000. That may fly for buyers looking to be near the up-and-coming stretch of Mission between Cesar Chavez and Cortland, and for those who aren’t putting “family-friendly floor plan” at the top of their list. This is kind of a condo alternative of sorts, and the slick finishes are pretty cool.

Dogpatch

List price: $1,139,000

I am really liking this top-floor, tri-level loft at 1310 Minnesota #301. The bedrooms are on different floors, which is good for guests or maybe even roommates. The unit has high ceilings, a large private patio with sweeping, unobstructed views of the Bay, East Bay Hills, Bay Bridge and city lights. In-unit laundry, parking and low HOA dues. Easy walking distance to the heart of Dogpatch’s restaurant area. This unit also had a recent price reduction; original list price was $1,200,000.

Miraloma Park

List price: $1,888,000

Last sold as a 3BR/1BA home in 2015 for $985,000, 500 Rockdale is back with a remodeled vengeance. It now touts six bedrooms, four bathrooms and more than 2300 square feet. Renovations include a new exterior, two central heating systems, a guest suite and new landscaping. This one is great for buyers looking for three bedrooms on one level (and another three bedrooms on the other level). One potential drawback for some could be the location directly across the street from Miraloma Elementary School’s drop-off/pick-up area. But I suppose that if your kids are going to Miraloma, this is not a drawback by any means.

Russian Hill

List price: $959,000

I’m a sucker for condos with period detail, in good north-end locations. 2507 Polk fits the bill. It’s a top-floor flat with a remodeled kitchen and updated bath. The open living/dining room with fireplace has downtown city views. There is also a deeded private lower level office/storage room. No parking, but you can walk everywhere from here. HOA dues are $400/month.
