What You Can Buy: 21 Days & Counting

We’re heading into the home stretch of 2015, and that means it’s more important than ever not to overlook existing housing inventory.

I combed through all the properties that have been on the market for 21 days or more, and have selected my picks for very cool homes that are absolutely worth a look.

7 Cameo is a great house for mid-century buffs looking for lots of space and soaring, beamed ceilings. Though it’s not an Eichler, it’s similar in concept and has a thoughtful floor plan. The remodeled kitchen has Scavolini cabinets and a Sub-Zero refrigerator, and there are two patios and an easily accessible patio.

Though Pine is no stranger to traffic, it’s always been one of my favorite streets in San Francisco. The tree-lined street has many historical homes and is also central to the Fillmore corridor as well as Laurel Village. 2901 Pine is unique in that it’s a “modern interpretation of a classic Victorian.” That means architectural features like a three-story atrium foyer at the entrance, curved-glass ceiling, and glass-lined bridge walk that connects the kitchen/dining areas to the living room.

(And very well-maintained common areas.) The location is highly convenient to the Divisadero corridor, as well as everything that Pacific Heights has to offer. Better yet, the seller just reduced the list price from $1,495,000 to the current $1,395,000.

There are four units in the building, and the seller has arranged for leased parking nearby for $225/month. The downstairs unit was just sold in July for $1,251,299, so that will be the closest comp.
