Listed for $499,000 and sold nine days later in a cash transaction for $555,000, 80 Seneca was the rare house for well under $1M in San Francisco. The 750-square foot property needs a “full rehab” and only has one bedroom. But with the average house price in the neighborhood holding steady at just over $1M, these buyers can do their renovation and most likely end up with a property that holds its value. Mission Terrace Foreclosure Gets 30+ Offers

Within days of coming on the market at $586,575 last week, the 4BR/2BA 1930s home with 1766 square feet located at 1 Navajo, in Mission Terrace garnered more than 30 offers.

Obviously, those who need more than two bedrooms in San Francisco are actively seeking homes and are ready to pounce when the price is right. And this location within Mission Terrace is close to the BART & Muni stations, making it more attractive. Of course, an individual seller not involved in a short sale or foreclosure would probably never price his/her home this low. So buyers looking for deals will still have to rely on foreclosures to make their dreams happen.

Neighborhood Spotlight: Ingleside

An often overlooked neighborhood is Ingleside. Located south of Sunnyside and City College, east of the Stonestown area, and just west of Mission Terrace, Ingleside enjoys close proximity to Hwy 280. It’s also fairly close to the Balboa Park BART & Muni station, which provides service to downtown San Francisco.

Ocean Avenue is the retail strip that runs across the north end of Ingleside. This is where you’ll find sandwich, coffee, and produce shops, clothing stores, library, veterinarian, and even a massive 24-Hour Fitness.

And the neighborhood is priced within the first-time home buyer range. Approximately 26 homes have sold in Ingleside since October 2008, at an average price of $504,277.
