“End Users” Snatch Up Fixers for Dream Home

The “fixer” buyer pool no longer exclusively consists of contractors and small-scale developers. Instead, deep-pocketed buyers looking to purchase a fixer and turn it into their dream home are increasingly becoming the dominant players in this property category.

A small Noe Valley Victorian recently hit the market (see above photo, left) and attracted multiple offers within a week. The listing agent reported that all offers were from “end users”—industry speak for buyers who will eventually owner occupy the property as their primary residence. NoPa, Hayes Valley Home Sellers Look For Buyers with Vision—and $2M+

The entry price for a big single-family home that needs a total facelift in neighborhoods like NoPa and Hayes Valley is roughly $2M in our current market.

The average price range for a remodeled 4BR+ house in the Haight and Hayes Valley over the past six months is approximately $3M, with renovated, grand-scale houses asking closer to $4M. So buyers looking for the historical, quintessential San Francisco houses that dot these neighborhoods’ blocks are often willing to pay top dollar for a house they can make their own.

Here are two homes currently on the market that would be excellent buys for those seeking a large home with classic San Francisco architecture:

There’s nothing like a Duboce Triangle teardown update to brighten your day.

I stopped in at 31 Walter at the end of September, when it came on the market as a contractor special listed at $599,000. I thought the price was well below lot value for the location.

Offers came and went, and now this probate sale is awaiting court confirmation. The court date is October 27th, and if you’d like to throw your hat into the ring, here’s the deal: First overbid is 5% plus $500 over the $775,000 accepted offer. So if you can swing at least $814,250, head on over to court and try your luck. Somebody’s gonna have a nice single-family home on Walter in the not-too-distant future.
