Walk Score Winners: Haight, Mission, Cow Hollow

Our latest edition of Walk Score Winners showcases a trio of condos in iconic San Francisco neighborhoods that offer proximity to restaurants, public transportation, shops and cafes. Let’s get to it:

Boasting the highest Walk Score possible, 724 Clayton is a 2BR/1BA condo with a remodeled kitchen (above), formal dining room and in-unit laundry. The second bedroom is half of the double parlor, which means you’re separated from the living room by a set of large pocket doors. The unit is located on the first floor of a two-unit building and comes with one-car parking. HOA dues are $280/mo. This is a great location in the heart of the Haight/Cole Valley, and all the shops, stores and public transportation you’ll need.

98 Walk Score

Last sold for $850,000 in 2005, 1335 Minna #2 is a two-level 1BR/2BA loft that is now on the market for $925,000. The 1948-square foot unit occupies the middle floor of a three-unit building and has soaring ceilings and an oversized master suite. One of the two gas-burning fireplaces is pictured above, and separates the dining and living areas. There’s one-car parking, and HOA dues are $396/month.

3117 Buchanan, Cow Hollow

3117 Buchanan is a top-floor, 2BR/1BA Edwardian condo with Golden Gate and Palace of Fine Arts views. Located within a six-unit building, the unit has high ceilings, moldings and a deck off the kitchen. HOA dues are $178/month. The condo was last sold in 2007 for $846,000, so the sellers seem to be realistic about the current market. You’re pretty much at the center of all the north end retail areas such as Fillmore, Chestnut and Union Streets.

Walk Score Winners: Eureka & Cole Valleys, Lower Pac Heights

It’s been a while since I’ve rounded up a trio of homes with high Walk Scores. Today we take a look at a two condos and one single-family home that have 90+ Walk Scores—meaning you’re in proximity to restaurants, services, shops and public transportation. 

82 Liberty, Eureka Valley
$1,150,000
94 Walk Score

82 Liberty is a top-floor condo in a two-unit building. The home has 2BRs/1.5BAs and one-car tandem parking; at approximately 1700 square feet, it’s very spacious. There’s an additional room that’s usable as an office or guest space, as well as a lovely shared garden. HOA dues are a low $80 per month. The bedroom above gives you a sense for the period detail and finishes—there’s a lot of wood. The kitchen has been updated, as have the bathrooms. 82 Liberty last sold in 2005 for $1,004,000, so let’s see if this baby has appreciated since the go-go real estate market died off. At $1,150,000, I’ll venture to say that the price is on the high side—even if you can walk around the block to Delfina and Bi Rite.

49 Alma, Cole Valley

92 Walk Score

49 Alma has changed hands a few times over the past decade. The 3BR/2BA single-family home with two-car parking sold in 2002 for $1,050,000, and then again in 2006 for $1,325,000. The Edwardian home features a remodeled kitchen with soapstone countertops (above) and a newly added family room with direct access to a south-facing deck. The seller completed these and other substantial renovations subsequent to their 2006 purchase, so the current $1,350,000 list price doesn’t seem too off base to me. They also did a test run in late 2010, putting the property on the market for $1,475,000 and ultimately withdrawing it earlier this year. But maybe the current market will do the trick for this well-located home.

1961 Pine is a pre-Victorian era condo with 4BRs/1.5BAs and one-car parking. There’s a formal dining room, spacious kitchen and southern views from the rear of the unit. HOA dues are $380.75, and there are three units in the building. 1961 Pine is the middle unit. The location is phenomenal (though Pine is a busy street), as you’re in proximity to Lafayette Park, the upper Fillmore, Japantown and Van Ness corridor. The property also has our highest Walk Score of the bunch!

Walk Score Winners: Eureka, NoPa, Mission

One of the best things about San Francisco is its walkability factor. Today we take a look at three very centrally located condos that have high Walk Scores:

374 Sanchez, Eureka Valley

100 Walk Score

You can’t get a higher Walk Score than 100! 374 Sanchez is a 2BR/2BA unit with about 1,560 square feet and leased parking ($225/mo). HOAs are $220/mo. This stretch of Sanchez is extremely appealing due to its tree-lined street, and it’s in close proximity to Market Street transportation, Duboce Park, the Castro and Mission Dolores.

2168 Fell, NoPa
$1.1M
91 Walk Score

2168 Fell is a more contemporary condo, built in 1999. It features 3BRs/3BAs, two-car parking and HOA dues of $250/mo. For those who think Fell is too busy, keep in mind that this particular location is on a one-block long, tree-lined section of Fell that’s off the main thoroughfare. You’re right near Golden Gate Park, as well as everything NoPa and the Haight have to offer. I really liked this unit when I saw it on tour yesterday; there’s definitely good space for the money, and the deeded yard is a real plus.

469 Capp, Mission
$699,000
97 Walk Score

469 Capp is a 1940s-era, 2BR/1BA top-floor condo with about 1327 square feet. There’s two-car parking and a large deeded deck. You are truly in the heart of the Mission here, so expect a fair amount of street activity—and a superior microclimate. Very functional floor plan and guess what? They already have an offer. So you may need to move quickly at this point.

Walk Score Winners: West Portal, Sunset, Bernal

I made it a goal today to find three single-family houses with excellent Walk Scores. There are plenty of condos with great scores, but houses are sometimes a little more challenging. So here are three homes that’ll give you the shelter you need and also wean you off your car a little. (And please note that property links go to the corresponding Zephyr site page. These are not all Zephyr listings; we provide details on all properties, regardless of the brokerage. The reason I link to Zephyr is because in addition to providing property detail, we also feature neighborhood and market trend info that are pretty helpful.)

First up is 325 Wawona in West Portal:

325 Wawona has a whoppin’ 95 Walk Score, as it’s only half a block from the West Portal strip. The home also has an 81 Transit Score; the L line stops right nearby and takes you downtown. Listed at $1,090,000, 325 Wawona has 2BRs/2BAs, two-car parking and 1570 square feet. The owners bought the home in 2007 for $1,025,000 and stripped it down to the studs (with permits). The kitchen and baths have been remodeled, and the house is nicely done inside.

We move to the Inner Sunset, where 1291 5th Avenue has just come on the market:

1291 5th Avenue is steps away from Irving Street and has a 92 Walk Score. The 3BR/2.5BA Edwardian is listed at $1,249,000 and has loads of period detail. The kitchen has been remodeled and leads out to a sizeable yard, and all three bedrooms are upstairs. There’s a corner produce market literally next store, so if you need a quick shallot, you don’t have to go far. The 76 Transit Score means you’re right near the N Judah and multiple bus lines. And you’re only a few blocks from the heart of the 9th and Irving retail area, as well as Golden Gate Park.

Finally, we have 15 Eugenia in Bernal Heights:

The kitchen of this 4BR/4BA home listed at $1,195,000 is going over well with buyers. This is a bit higher than the normal Bernal price point, but the house is big (2380 square feet) and has two-car parking. The Walk Score is 91, and you’re about a half block from the Mission corridor (which translates into an 84 Transit Score). 15 Eugenia was purchased in 2005 for $965,000 and the current owners did extensive renovations. There’s a formal dining room, view deck, family room and huge master suite bath.

Walk Score Winners: Condos in Noe Valley, Russian Hill, Yerba Buena

Rarely do I sit down with a buyer who tells me at the start of a home search that he or she is looking for a place that’s far from restaurants, shops and services. Nine out of ten buyers list accessibility to these things as a top priority. That’s no surprise, because if you want to drive to everything, you can be satisfied with a home outside of San Francisco.

That’s why I regularly spotlight homes with high Walk Scores. I’m spotlighting some newer listings today that have 90+ scores:

This is one of my favorite streets in San Francisco due to its rows of quintessential San Francisco Victorian and Edwardian homes and tree-lined feel. 117 Fair Oaks is about a five-minute walk from the 24th and Mission BART/Muni station, and is around the corner from The Liberties bar/restaurant and several other eateries. It’s also about a block and a half to the Valencia corridor. This particular unit is in a building with only one other condo, and it occupies the full floor. There are two fireplaces, in-unit washer/dryer, and lots of storage. (Keep in mind that the CC&Rs don’t accept dogs as pets, so that’s something to check into if you’re envisioning walking your dog around the ‘hood.)

Next up is 2063 Larkin, in Russian Hill:

There’s also a remodeled kitchen with center island. Listed at $1,039,000 earlier this year, the sellers have adjusted their asking price recently.

And finally, there’s 199 New Montgomery #906, in the newly designated Yerba Buena neighborhood. This one has the highest Walk Score of this trio:

It’s got a great location downtown, with a quick walk to Market Street and all the transportation options there, and it’s a short distance to the financial district as well as the freeway. #906 has about 787 square feet, and a den area. HOA dues cover a 24-hour doorperson, and there’s also a roof deck and bbq area.

You’re in the heart of Cole Valley, so you’re near all the shops and Muni station.

Walk Score Winners: Houses in the North End of San Francisco

We’re taking a look today at two of the lesser-priced single-family homes in the north end of the city with very high Walk Scores. Here are a couple options for excellent walking locations if your goal is to own a house in the more classic neighborhoods of the city–for up to $1.5M.

This stick Victorian has a somewhat awkward floor plan, but is located in a very central neighborhood. The double parlor and additional rooms are lined up on one side of the house, and the kitchen and dining room on the other. At the rear of the property is a narrow staircase that looks like it was added on to the exterior of the house at one point. That leads to a bedroom and bath where a man and his two Yorkies were sitting when I visited the property. But if you’re looking for a Victorian house in the north end of the city, you won’t really find one for that much less than $1.1M unless it’s for lot value. This one is probably a little high based on the comparative sales in the area over the past year. But it’s 2010, and negotiation is the name of the game. Walk Score: 95.

Located on a small street between Greenwich/Lombard and Fillmore/Steiner, 215 Moulton has a very functional, accommodating floorplan. It was built in 1995 and inarguably has a ’90s feel in the finishes. But it’s got 2300 square feet across three levels and features a nice kitchen and living/dining areas plus half bath; a loft office area and bedroom upstairs; and a master suite at the garden level. The house has changed hands a few times in the past, selling most recently for $1.8M in 2007. Obvious comparative sale is next door at 213 Moulton—pretty much the same house that sold for $1,530,000 in an all-cash transaction in June 2009. Walk Score: 98

Walk Score Winners: 2BR Condos in Russian/Telegraph Hill

Initially listed in mid-November for $799,000, the seller has come down a bit in price in the new year. This is also a unit in a newly converted condo building and it was remodeled in 2009. There’s a den in addition to the two bedrooms and hardwood floors. Maybe the seller is ready to make a deal.

This top-floor flat has restored plank floors, a sweet kitchen, formal dining room and great views. The dues are high now, but the fee is temporary because the roof is being replaced. It’s likely they’ll go back down to their normal $370 level after the project is completed. Though there’s no deeded parking with this unit, the seller has a leased space for $400/mo. The unit was last sold in December 2008 for $665,000.

[And if you’re wondering why I’m not linking to property Web sites, it’s because none came up in Google searches for any of these homes. Sellers, make sure you insist on a property site with professional photography if you want to compete for the buyers out there.]

These condos are smack dab in the middle of Telegraph Hill/North Beach, on a small street. The building was just condo converted, and is located behind Molinari’s Deli. For those who want to fall out their door and into one of San Francisco’s most coveted ‘hoods, 9-11 Tracy fits the bill. Prior to its condo conversion, the building was on the market earlier this year under a 9-11 Kenneth Rexroth address for $1,650,000.

There are only three units in the building, and the HOA dues are very reasonable.

Last sold in June 2007 for $1,230,000, so this is seeming like a pretty good bargain to me.

Though this unit doesn’t have deeded parking, it’s huge and has high-end finishes.
