21 Days and Counting: Opportunity Knocks

San Francisco home buyers are often busy scrolling through new listings on real estate sites—and sometimes forget about what may be simply sitting on the market and available.

Here are four current properties that I think are worth a look:

92 6th Avenue
Lake Street
1BR/1BA, no pkg
$769,000
92_6thavenue
Situated in a lovely Lake Street location, 92 6th Avenue is a well-appointed, one-bedroom condo with box beam ceiling, refinished, inlaid hardwood floors and remodeled bathroom. A sizeable kitchen has plenty of room for a dining area, and the bedroom gets great natural light. There are five units in the building.

310 Cresta Vista
Miraloma Park
4BR/2BA, 1627 sq ft
$1,149,000
310crestavista
The spacious view home at 310 Cresta Vista recently had a price reduction from $1,298,000 to its current $1,149,000. The house is on the border of Miraloma and Westwood Highlands, and is fully detached. It was built in 1959, so it doesn’t have the quintessential San Francisco charm you get with Edwardian or Victorian homes. But it has a very functional floor plan, with two bedrooms on the main level, and two more bedrooms downstairs.

501 Beale #4D
South Beach
1BR/1BA, 759 sq ft, 1 pkg
$799,000

This city view unit at The Watermark has a den, as well as a private deck. You also get a marble-tiled bathroom, in-unit laundry and an extra wide parking space. HOA dues are $778/month and include amenities like doorman service, fitness center and pool. Three 1BR condos in the building sold in the Fall, ranging in price from $818,000-$899,000.

355 Buena Vista East #701W
Buena Vista/Ashbury Heights
1BR/1BA, 747 sq ft, 1 pkg
$995,000

Looking for a penthouse unit with 12′ ceilings and a balcony with park views? This unit at the Park Hill complex will do the trick. The unit is renovated, and amenities in the building include full-time desk attendant, extra storage and roof deck. HOA dues are $630/month. This location is up the hill from Duboce Triangle, the Haight and the Castro, as well as Muni and a variety of restaurants, stores and shops.
