Open House Spotlight: SoMa Townhome on Scott Alley

If you’re looking for a place that definitely feels more like a home than a unit, check out 14 Scott Alley, off Fifth Street between Folsom and Harrison. Listed at $649,000, the corner townhome has two bedrooms on the lower level, and the living/dining areas on the main level. There’s also an office area, private patio, wood floors, closet organizers, shared courtyard, and private garage. HOA dues are $210/mo.

Two Years Later, Lone Mountain Rebuild Finally Sells

Once upon a time, the above house at 672 Arguello was a modest 2BR/1BA with a bonus room down. It was sold for $770,000 in 2004.

Flash forward to 2008, when the horizontal and vertical additions were completed and 6BRs/6.5BAs emerged amidst 4500 square feet. The kitchen and baths were a bit spellbinding, but had their unique appeal:

List price was a cool $2,998,000, but the property was withdrawn fairly quickly and not sold. After riding out the iffy economy, the sellers again gave it a try in March 2010 with a $2,450,000 price tag, but again ended up withdrawing the property. Finally, a pair of Pacific Union International agents took over, listing the home at $2,380,000, then reducing it from there. The sale closed last week for $1,900,000. Chalk one up for realistic expectations in the luxury home category.

Mission Flat Won’t Leave You at Loss for Wacked Ice Cream

I checked out 2741 Harrison on tour last week and really liked it for those buyers looking for a spacious condo in a fairly central part of the Mission. And the best part: You’re about half a block down from adventurous ice cream shop Humphry Slocombe, famous for its bizarre flavors like government cheese, boccalone prosciutto and pink grapefruit tarragon (among many others).

But back to the property. The entire building was purchased as two units for $1,050,000 in 2004, and was subsequently condo converted. The lower 2BR/2BA unit was sold in July 2009 for $725,000 and now the top unit is available. 2741 Harrison is a 3BR/1.5BA flat with large rooms, a remodeled kitchen, a sunroom, and rear stairs that lead to a shared garden. List price is $725,000. There’s no garage, but the BART station is about six blocks away, and two ZipCar stations are nearby on 24th Street. I’d definitely recommend this flat to buyers who want some room, great weather, and close proximity to the shops/restaurants on the 24th Street corridor. Walk Score is 95.

Eureka Valley Inventory Waits for Buyers

If you’ve been in the market for a single-family house, condo or TIC in a central part of San Francisco, go where the inventory is and check out Eureka Valley.

There are currently 15 houses, 15 condos, and 19 TICs on the market here in all price ranges—quite a lot to choose from. Here’s a quick breakdown of price ranges in each property category:

Houses: $599,000-$4.8M
Condos: $429,000-$1,795,000
TICs: $459,000-$799,000

Properties worth checking out are 169 Yukon, a very cute cottage that’s now down to $599,000 (but needs some work), as well as 245 Collingwood, a 2BR/2BA top floor condo listed at $899,000 that has up to two-car parking and a great indoor-outdoor feel.

And note that market action has dropped off recently, meaning sellers are eager to do business with all interested and qualified buyers making reasonable and serious offers.

Good Deal: Sweet Noe Condo with Awesome Garden

It’s a condo, not a TIC, and it has direct access to the idyllic garden pictured above. The 1BR/1BA, 787-square foot unit at 3915 26th Street is listed at a seemingly reasonable $565,000, and it also comes with one-car tandem parking.

Last sold for $405,000 in 2006, the property was on the market at the end of April for $579,000. It never sold, so the owners are giving it another try. The unit also has a little office area, nice period details and built-ins and a large storage space. Seven one-bedroom condos have sold in Noe this year, ranging in price from $525,000-$768,000. The upper unit at 3913 26th—a 2BR/1BA with 982 square feet—just sold in May for $708,000.

The big selling point for 3915 26th Street is location—you’re right off Church Street, which is highly convenient. And for the buyer who wants direct access to a nice garden, this is a great fit. Who knows? Maybe there’s room to move in the price.
